Work for landlords and builders

Hotels, guest houses and holiday lets cannot afford rooms out of action for long, so most of our work is done in a single visit. We’ll fit around changeovers where we can.

For anyone letting property in or around Clayholes, we can repair and quote for several addresses together. Just send photos for each address and we’ll come back with a combined price.

How we handle bath re-enamelling in Clayholes

If your bath is sound but looks tired, resurfacing is normally the best value. There’s no removal, plumbing or tiling involved. We regularly repair Victorian roll-tops, pressed steel baths and cast iron baths, and people most often call us about several chips and rust patches and a coating lifting around the plughole.

Big or small, it’s backed by a one-year guarantee in Clayholes and across Angus.

Common questions in Clayholes

How soon can you come?

It depends on the time of year and where you are. Send photos with your postcode and we’ll reply with the earliest dates.

What happens next?

We look at the pictures and reply with a fixed quote and some dates. If anything’s unclear, we will ask for another photo.

How durable is a resurfaced bath?

It depends on preparation, use and care. With good preparation and gentle cleaning it lasts a long time, and it’s guaranteed for a year.

Is there a call-out fee?

No. Our quotes include travel, with the same prices everywhere we work.

Is there a smell?

There is some smell while the coating is applied, so we ventilate the room. It clears as the finish cures.

What does bath re-enamelling cost?

Prices start from £350. We give a fixed quote based on photos of the damage. Send a close-up of the damage and a wider photo with your DD7 postcode.

Does someone need to be in?

Someone needs to let us in and show us the job. You do not need to watch us work.

Is there any odour?

It depends on the job, but frequently a little. Open windows and an extractor fan help.

Prices and what affects them

Prices start from £350. There is no charge for travel to Clayholes. The price depends on:

  • The colour and finish to match
  • Whether we combine several jobs
  • How many areas need work
  • Whether it’s a chip, crack, burn or wear

Every job is a little different, so we price each one individually. What’s damaged, how badly and how easy it is to reach all make a difference, and doing several things on one visit costs less than separate visits.

Quotes from your photos

It only takes a minute to photograph the damage. Please include:

  • A coin beside the damage so we can judge size
  • Any earlier repairs or coatings
  • A clear, close picture of the problem area
  • Good light, ideally daylight, without flash glare

Upload a photo of the damage and one of the entire item, with your DD7 postcode, and we will reply with a fixed quote.

Repair or replace: which is better?

Replacing the bath means a plumber, removing a heavy bath, making good the walls and tiles and days without a bathroom. Resurfacing gives the bath a new finish without moving it. Our bath re-enamelling starts from £350. Instead of hourly rates, we price the entire job up front. It depends on the damage, the material and access, and combining items on one visit brings it down.

Keeping it looking good

Once the work has cured, treat it gently:

  • Do not leave a chip unrepaired
  • Repair dripping taps early
  • Do not leave bottles, razors or sponges standing on the surface
  • Don’t use the bath until it has fully cured

Use mild, non-abrasive cleaners, don’t use suction bath mats, and don’t leave bottles or razors standing on the surface.

If a previous coating is starting to peel, do not pick at it. Water gets under it and the damage spreads, so have it stripped and resurfaced.

When a repair is not the answer

Honesty matters more than a booking, so here’s what a repair will not do:

  • Damage hidden under a previous coating, until it’s stripped back
  • Holes rusted through the metal
  • Leaks from fittings rather than the bath

Not sure? Send pictures and we’ll give you a straight answer.

Surfaces we repair

  • Cast iron baths
  • Basins & shower trays
  • Victorian roll-tops
  • Pressed steel baths
  • Acrylic baths

Repairs by material

Cast iron

Cast iron baths are so heavy that repairing in place makes obvious sense. The enamel is the part that wears or chips, and that’s what we repair.

Pressed steel

Pressed steel baths take a new finish well, as long as any rust is dealt with first. Steel often rusts by the plughole, so we check it carefully.

The process

We begin by going over the job with you, so you know exactly what we are doing. After that, protection goes down around the work area and the work begins. You can expect it to take the best part of a day, and we’ll tell you if anything changes.

  1. We sheet, mask and ventilate the room.
  2. Old sealant is cut out and the bath is deep cleaned.
  3. We repair chips, rust spots and pitting.
  4. The surface is keyed and primed for the new finish.
  5. The new finish is sprayed on in several coats and left to cure.

Before we arrive

  • Clear toiletries, mats and anything else from around the area
  • Open a window if you can
  • Mention if the room is upstairs or in a flat

Get a quote

Getting a quote takes a couple of minutes: take one close-up and one wider shot of the bath, include your postcode and send them over. What comes back is a fixed quote, not a guess.
