Work for landlords and builders

Landlords, letting agents and housing providers in Kirkconnel use us as well as homeowners. A repair between tenants keeps the property empty for less time, and it generally costs far less than a refit.

Hotels, guest houses and holiday lets cannot afford rooms out of action for long, so most of our work is done in a single visit. We will fit around changeovers where we can.

How to look after the repair

It’s all simple stuff:

  • Put a towel in the bath if you are working above it
  • Ensure an acrylic bath is firm underfoot
  • A dripping tap stains enamel, so fix it early
  • Give the bath a quick rinse after use

Clean with mild, non-abrasive cleaners and avoid dropping heavy items on the repaired area. Deal with new chips early, before rust sets in.

Rust spreads under enamel faster than most people expect. Left for months, a small chip can grow into a large rust patch, so early repair keeps the cost down.

What bath repair costs

Prices start from £95. Prices are worked out job by job. What matters most is:

  • How easy the damage is to reach
  • Whether we combine several jobs
  • The colour and finish to match
  • The type of damage

There are no surprise extras on the day. What we quote from your photos is what you pay, unless the damage turns out to be different, in which case we talk to you first.

Getting a price from photos

A couple of clear pictures is all it takes. It helps if you send:

  • Something in shot to show the size
  • Where you are, by postcode
  • Whether it’s been repaired or coated before
  • A clear, close picture of the problem area

You don’t need a survey visit. Photos are enough for us to price nearly every job: send a close-up, a wider shot and your postcode, and we’ll come back to you with a fixed figure.

Kirkconnel questions

Is a holed acrylic bath repairable?

Normally. Photos of the hole and the underside help us check.

When can you do it?

Your quote comes with available dates. Tell us if you need it done quickly.

Can landlords book you?

Yes. We work for landlords, agents, builders and businesses as well as homeowners across Dumfries and Galloway.

Is it worth repairing rather than replacing?

In most cases, yes. A repair skips the removal, fitting and redecorating. If it isn’t worth repairing, we will tell you.

What does bath repair cost?

Repairs from £95. Every job gets a fixed price based on pictures of the damage. Send a close-up and a picture of the whole item with your DG4 postcode.

Can I add another job to the visit?

Of course, and it normally saves money. Just add the extra items to your pictures and you will get one combined price.

Can you price it without visiting?

In nearly every case. We only ask to see it in person if the photos can’t show what we need.

Will the price change on the day?

If we find something the photos didn’t show, we explain it first. The price only changes if you agree.

Repairing versus replacing in Kirkconnel

Replacing a fitted bath normally involves a plumber, removing the old bath, re-tiling and a new panel and getting rid of the old bath. A repair fixes just the damaged area in one visit. Repairs from £95, with every job priced individually. A repair is priced on what needs doing, not where you live. You will see the full price before you book.

Materials and what they mean for the repair

Acrylic

Acrylic feels warm and is light, but it relies on good support. Cracks are strengthened from behind before the front is finished.

Pressed steel

Pressed steel is thinner and lighter, with an enamel finish like cast iron. Exposed steel rusts fast, especially around the waste, so repair chips early.

When a repair is not the answer

A repair isn’t always the answer, and we’d rather say so up front. Repairs will not solve:

  • A whole bath that’s dull or worn, where a full re-enamel is the better fix
  • Cracks in acrylic we cannot reach from underneath
  • Metal that has corroded all the way through

If in doubt, send photos and we’ll say what we think.

What we work on

  • Cast iron enamel
  • Roll-top & freestanding
  • Pressed steel enamel
  • Acrylic
  • Whirlpool & spa baths

Should I try a DIY kit first?

If you do try a kit, read the instructions carefully, and do not use it until it has fully cured. If it fails, we can still put it right.

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

What we do, step by step

Arrival times are agreed in advance, so you know when to expect us. Once we are there, the work takes a few hours, depending on the damage for most jobs. We leave the room clean.

  1. We start by cleaning the damage and taking out loose enamel and rust.
  2. We fill the damage and sand it flush with the surrounding surface.
  3. We mix the colour on the day to match your bath’s exact shade.
  4. We apply the finish coats and polish the repair so it blends in.
  5. Once it has cured, generally by the following day, the bath is ready to use.
