Trusted bath resealing in Blackness

Bath resealing in Blackness, done in place

Preparation is everything in a reseal: every bit of old silicone out, mould treated, the joint clean and dry. Only then does the new sealant go on, in a neat, continuous bead. We work on baths, wet rooms and shower trays & enclosures, and common reasons people contact us are discoloured, yellow sealant and water getting behind the bath or tray.

We stand behind the work with a one-year guarantee.

Work for landlords and builders

Housing associations and facilities teams use us for planned and reactive repairs in Dundee and across the UK. Repairing in place avoids the disruption of a replacement, which is easier on the people living there.

Hotels, guest houses and holiday lets need rooms back in use quickly, so we keep visits short and tidy. We’ll fit around changeovers where we can.

Is resealing worth it?

Compared with repairing water damage, resealing is cheap. It’s a quick job that protects your walls and floors. A repair generally costs much less than people expect, especially compared with replacing and refitting. Send pictures and we’ll give you the exact figure.

Common questions in Blackness

How do I get a price for bath resealing in Blackness?

The exact price depends on the damage, so we quote from pictures. You’ll get a fixed figure before you book.

How quickly can you book me in?

We will give you dates with your quote. If it’s urgent, say so and we’ll do what we can.

Can tenants book a repair?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Is it messy?

Very little mess: we sheet and mask everything nearby, and we take our waste away with us.

Are there extra charges for Blackness?

No. Our quotes include travel, with the same prices everywhere we work.

Will there be a smell?

A little, depending on the job. Open windows and an extractor fan help.

How do I stop mould in sealant?

Damp is the cause. Ventilation and drying keep it clean longer.

Will the price change on the day?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

What we’re called out for in Blackness

Most reseals are because of black mould. It grows into the silicone, so cleaning only removes the surface.

Look out for these signs:

  • Black mould in the sealant
  • Gaps in the seal
  • Leaks at the edges
  • Discoloured, yellow sealant

What to look for in a quote

  • Whether the price covers travel
  • What prep work is covered
  • When it can be used again
  • Whether the price is fixed and includes VAT

Baths

We fill the bath before sealing, to open the joint fully.

Sinks and worktops

The process

A typical visit goes like this: we arrive at the agreed slot, sheet and mask the area around the job, carry out the work and clear up. Allow about two hours for a bath. Before leaving, we tell you how long to leave it and what to avoid for the first few days.

  1. We protect the area and mask the joint lines.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. We smooth the bead, remove the tape and leave it to cure.

Preparing for the visit

  • Tell us about parking, stairs or access
  • Mention any earlier repairs or resurfacing
  • Avoid using the area for a few hours before we arrive

DIY repairs versus a professional job

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

If you are set on a kit, follow its instructions closely, make sure the area is clean and completely dry, and give it the full curing time. If it fails, we can still put it right.

Keeping it looking good

After the repair has cured, a few habits help it last:

  • Give the seal a regular clean
  • Wipe the joints dry after use
  • Use the extractor fan
  • Reseal when black spots will not clean off

Let it cure fully before using the bath or shower, typically around 24 hours.

Reseal before water gets in. Split or lifting sealant is a sign it’s time.

What we can’t put right

A repair is not always the answer, and we’ll tell you before we start. Repairs will not solve:

  • Very wide gaps that need a trim
  • A bath or tray that moves, until its support is fixed
  • Hidden water damage

If in doubt, send pictures and we will say what we think.
