Resealing in Frankwell: why it matters
A reseal is one of the cheapest bathroom jobs there is. Leaving failed sealant can let water cause damage that costs far more to fix. Rather than charging by the hour, we price the entire job up front. It depends on the damage, the material and access, and combining items on one visit brings it down.
Why book with us
- One price list for the whole UK
- We will tell you if it’s not worth repairing
- Fixed prices from your pictures
- One visit for most repairs

Bath resealing in Frankwell, done in place
Resealing is one of the simplest ways to protect your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and a new seal stops it. Common call-outs are for black spots in the silicone and unsealed corners, on baths, basins & vanity units and wet rooms.
You’re covered after we leave: our one-year guarantee applies to every job, and we explain what it covers before booking.

- A flexing bath
- Gaps so wide they need filling or trims before sealing
Send us photos and we will tell you honestly before booking.

How the visit works
We agree an arrival time beforehand, so you know when to expect us. On site, it takes about two hours for a bath in most cases. We leave the room clean and you will know when it can be used.
- We cut out and remove all of the old sealant.
- We clean the joint and treat any mould.
- We make sure the joint is completely dry.
- We fill a bath with water before sealing so the gap is at its widest.
- We apply new mould-resistant silicone and tool it to a neat finish, including around the taps.
How to prepare
- Mention if the room is upstairs or in a flat
- Let us know if it has been repaired before
- Keep pets and children out of the room while we work
How to get a price
You don’t need a survey visit. Nearly every job can be priced from photos: we need a close-up, a wider picture and your postcode, and we will reply with a fixed price.

What bath resealing costs
You will know the full cost before you book. We take into account:
- Access to the area
- Doing more than one item at once
- Unusual colours or finishes
- How much damage there is
We charge the same wherever you are, with no extra for Frankwell. The job itself decides the price: how much damage, what it’s made of and how many items.
Getting a price from pictures
Two or three clear pictures are generally enough. It helps if you send:
- A close-up of the damage, in focus
- Any earlier repairs or coatings
- Daylight if possible, and no flash reflection
- A wider photo showing the entire bath or shower
The quickest way to a price is to send two or three photos using our quote form or ring us. We will say right away if a repair is the right fix.
Work for landlords and builders
Builders use us to fix snagging damage before handover, saving last-minute replacements. We can visit several plots in one trip to keep costs down.
We regularly price jobs from inventory or check-out pictures. You can have a price before you arrange access, and we can arrange access with the tenant directly if that helps.

Questions from Frankwell
How soon can you come?
It depends on the time of year and where you are. We’ll offer you dates when we send your quote.
How long will it take?
Generally a couple of hours, plus curing time.
What information do you need?
Some pictures, your postcode and how to reach you. On the day, access to the room.
Do you work for landlords and businesses?
We do, regularly. We can quote for several properties together and work between tenancies.
Will you leave a mess?
We protect the room with dust sheets and masking first, and tidy up before we leave.
Can new silicone go over old?
No, we never seal over old silicone. The old sealant is cut out and the joint cleaned and dried.
My seal keeps tearing. Why?
Movement is the usual cause. We fill the bath before sealing it.
Do the materials smell?
A little, depending on the job. Open windows and an extractor fan help, and it soon fades.
Aftercare tips
It’s all simple stuff:
- Wipe the joints dry after use
- Clean the joints with a mild cleaner
- Open a window after bathing
- Ventilate the bathroom well
Good ventilation is the best protection, and dry the joints after bathing to keep mould away.
Reseal before water gets in. Gaps or lifting edges mean it needs doing.
