Bath resealing in Glasshouses

Landlords, agents and businesses in Glasshouses

We work for landlords, letting agents and housing providers in Glasshouses as well as homeowners. A repair between tenants keeps the property empty for less time, and it typically costs far less than a refit.

Hospitality businesses need rooms back in use quickly, so we keep visits short and tidy. We can work around your bookings.

How we handle bath resealing in Glasshouses

Resealing is one of the simplest ways to protect your bathroom. Failed sealant lets water get where it shouldn’t, and resealing puts a stop to that. Our repair technicians work on kitchen worktops & sinks, wet rooms and basins & vanity units, and people most frequently call us about old sealant that looks dirty and a messy previous reseal.

We stand behind the work with a one-year guarantee, so you’re not left on your own once we have gone.

Can I fix it myself?

For a hairline mark somewhere you’ll never see, a kit may be enough. For anything you look at every day, anything that has rusted, cracked or holed, or anything on a coloured surface, a professional repair is worth it.

If you’ve already tried a DIY fix, that is fine. We take the old repair out and do it properly, so it will not stop us repairing it. It does add a little time, so tell us about it when you send photos.

When we would advise against a repair

Some problems need a builder, plumber or fitter rather than us:

  • Hollow or loose tiles
  • Very wide gaps that need a trim
  • A bath or tray that moves, until its support is fixed

Send us photos and we’ll tell you honestly.

Glasshouses: your questions answered

How long does silicone take to cure?

Normally after around 24 hours. We’ll tell you the exact time.

Does someone need to be in?

Yes. We need access to the room while we work, at a time that suits you.

Can tenants book a repair?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Which areas do you work in?

Everywhere in the UK, Glasshouses included. Travel is included in the price.

Can you reseal over the old silicone?

We always remove the old sealant completely. New silicone will not bond to old.

Why does mould come back so fast?

Mostly moisture and poor ventilation. We use mould-resistant silicone, and ventilation helps it last.

Can I add another job to the visit?

Yes. Combining jobs on one visit brings the cost down. Send pictures of everything you’d like done.

Do you charge for travel?

No. Our quotes include travel, with the same prices everywhere we work.

Is resealing worth it?

Putting new silicone over old doesn’t last. It peels within weeks, and mould stays trapped behind it. We remove the old sealant completely. Rather than charging by the hour, we fix the price before we start. Damage, material and access decide it, and doing several items at once reduces it.

Aftercare tips

To keep it looking its best:

  • Open a window after bathing
  • Don’t stand toiletries on the seal
  • Dry the seal after bathing
  • Clean the sealant gently and regularly

Let it cure fully before using the bath or shower, normally about a day.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, so we will tell you if it needs a builder or plumber.

Prices and what affects them

We do not charge extra for travel to Glasshouses. The price comes down to:

  • How easy the damage is to reach
  • Unusual colours or finishes
  • Doing more than one item at once
  • How many areas need work

Most people are surprised how affordable a repair is, particularly next to the cost of replacement. Photos let us give you the exact figure.

How to get a fixed price

Good photos mean an accurate price. Here’s what helps:

  • A clear, close picture of the problem area
  • A coin beside the damage so we can judge size
  • Where you are, by postcode
  • Details of any past repairs

Getting a quote takes a couple of minutes: take one close-up and one wider shot of the bath or shower, add your postcode and send them over. You will get a fixed quote, not an estimate.

What your bath or shower is made of matters

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

Shower trays

Trays are sealed with weight on them, for the same reason.

How it works

We turn up at the time we agreed with you, introduces themselves and looks over the damage before anything else. The floor and nearby surfaces are covered before any work starts. The work itself takes about two hours for a bath, and we leave the room as we found it.

  1. The old silicone is cut out completely.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

Before we arrive

  • Mention any parking restrictions or tricky access
  • Mention if the room is upstairs or in a flat
  • Keep pets and children out of the room while we work

Get a quote

Pricing is simple: snap the damage close up and then the entire item, send them over with your postcode, and you’ll get a fixed price back. There is no charge for the quote and you are under no obligation.
