Bath Resealing in Golders Green
Fixed-price bath resealing in Golders Green and the surrounding area, usually in one visit and guaranteed for a year.
- A messy previous reseal
- Silicone coming away from the tiles
- Missing sealant behind the taps

Bath resealing in Golders Green, done in place
Baths are resealed with water in them, so the joint is at its widest, which stops the new seal tearing the first time the bath is used. If you’re dealing with an untidy old seal and gaps by the taps, we can generally put it right, on kitchen worktops & sinks, basins & vanity units and wet rooms alike.
You are covered after we leave: each job carries a one-year guarantee, and we explain what it covers before you book.

Golders Green questions
Is repairing better than replacing?
In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. If it is not worth repairing, we will tell you.
Will there be a smell?
Expect a mild smell while we are working that clears as it cures.
Is it safe with children and pets around?
Just keep them out of the work area. We’ll let you know when it’s safe to use again.
It’s been repaired before. Can you still fix it?
Generally, yes. Let us know what was used before and we’ll plan for it.
Do you work for landlords and businesses?
Yes. We carry out repairs for homeowners, landlords, letting agents, builders and businesses across Greater London.
Why does the silicone keep cracking?
Usually because the bath or tray moves. We seal baths full of water.
Can I get a quote without a visit?
In nearly every case. We only ask to see it in person if the photos cannot show what we need.
Do you seal over the old sealant?
Never over old. It’s removed, cleaned off and the joint dried first.
The process
You don’t need to empty the room beforehand. We bring everything we need with us, lay protective sheets and get going once we’ve agreed what we’re doing. Most jobs take a couple of hours, and you can get on with other things while we’re there.
- All the old sealant is cut out and removed.
- The joint is cleaned and any mould treated.
- We make sure the joint is completely dry.
- Baths are filled with water first, so the joint is at its widest.
- We apply new mould-resistant silicone and tool it to a neat finish, including around the taps.
How to prepare
- Have somewhere for us to park nearby if possible
- Let us know which floor the room is on
- Have a window or extractor fan available

Related advice
Common problems we fix in Golders Green
Joints split if the bath or tray moves, often because it was sealed with the bath empty.
People generally call us after spotting one of these:
- Damp near the bath
- Missing sealant behind the taps
- A messy previous reseal
- Black mould in the sealant

Looking after it afterwards
So the finish stays in good condition for years:
- Reseal at the first sign of lifting
- Keep bottles off the joints
- Give the seal a regular clean
- Dry the seal after bathing
Do not scrape the sealant with anything sharp, and do not stand bottles on the seal.
If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we will say if you need a builder or plumber.

How we price bath resealing
We give every job a fixed price from pictures. These are the things that affect it:
- The colour and finish to match
- The material and finish
- How many areas need work
- Whether old repairs or coatings need taking off
It helps to know what pushes a price up or down: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Send photos and you’ll get a fixed figure.
Quotes from your pictures
Almost every job we do is priced from pictures. This is what we need:
- Your postcode, so we can check dates
- What it’s made of, if you know
- A picture taken from further back
- Daylight if possible, and no flash reflection
Most customers in Golders Green get their price from photos. Tell us what happened and where you are, and we will reply with a fixed quote and the earliest dates we have.

Resealing in Golders Green: why it matters
Sealing over old silicone is a false economy. It peels within weeks, and mould stays trapped behind it. We remove the old sealant completely. Set against the cost of replacement, repairing typically costs far less, because nothing has to be taken out, refitted or made good. Your fixed quote shows exactly what’s included.
