Work for landlords and builders

Builders use us to fix snagging damage before handover, saving last-minute replacements. We can visit several plots in one trip.

Bath resealing in Mayals without replacing anything

All of the old sealant is cut out, deal with any mould, and reseal with new mould-resistant silicone. We reseal baths, showers, sinks and worktops, and that includes the awkward spots behind the taps. We work on shower trays & enclosures, baths and kitchen worktops & sinks, and common reasons people contact us are black mould in the sealant and damp near the bath.

Peace of mind is built in: our one-year guarantee applies to every job, and we’ll explain exactly what it covers when we quote.

Common questions in Mayals

Do the materials smell?

There can be some smell while we work, so we ventilate the room. It clears as the materials cure.

Can you repair several things at once?

Yes. Doing several items on one visit normally costs less than separate visits. Include photos of each item.

Which areas do you work in?

Everywhere in the UK, Mayals included. Travel is included in the price.

Is it OK to have pets in the house?

Please keep children and pets out of the room during the visit. The rest of the house is unaffected.

Will you leave a mess?

Very little mess: we sheet and mask everything nearby, and we take our waste away with us.

How long does a reseal take?

A bath or shower generally takes a couple of hours. It then needs time to cure.

Do you do work for letting agents?

We do, regularly. We quote for multiple addresses and fit around tenancy changeovers.

Are there extra charges for Mayals?

There is no separate call-out charge. The fixed quote covers the visit and the work.

DIY kit or professional repair?

If you are set on a kit, follow its instructions closely, make sure the area is clean and completely dry, and do not use it until it has fully cured. If it does not work out, we can still repair it properly.

The difference between a kit and a professional repair is mostly in the preparation and colour. We clean and key the area properly, mix the colour to your surface and finish it to the same sheen, then guarantee it for a year.

How we price bath resealing

A fixed quote means you know the cost before booking. We look at:

  • How hard the colour is to match
  • How many items we do on one visit
  • Previous DIY repairs that have to come out
  • Whether it’s a chip, crack, burn or wear

It helps to know what pushes a price up or down: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Photos let us give you a fixed figure.

How to get a fixed price

Two or three clear pictures are normally enough. Try to include:

  • Something in shot to show the size
  • Any earlier repairs or coatings
  • Natural light rather than flash
  • A close-up of the damage, in focus

To get a price, send a couple of pictures using our quote form or call us. We will say straight away whether it can be repaired.

Why it’s worth resealing in Mayals

A reseal is one of the cheapest bathroom jobs there is, and it protects everything around the bath. Failed sealant can lead to water damage that is much more expensive. Compared with replacing, repairing generally costs far less, because there is no removal, plumbing or making good. Your fixed quote shows exactly what’s included.

Aftercare tips

Nothing complicated is needed:

  • Open a window after bathing
  • Clean the sealant gently and regularly
  • Reseal when black spots will not clean off
  • Dry the seal after bathing

Leave the sealant to cure for the time we give you, usually around 24 hours.

Mouldy sealant is more than a cosmetic problem; it shows moisture is getting in. An early reseal keeps water where it belongs.

What we do, step by step

The work is clean and fairly quiet, so you can carry on at home. Protection goes down first, then the job itself takes around two hours. At the end we talk you through how soon it can be used and how to care for it.

  1. The surrounding area is protected and the joints masked.
  2. Old sealant and residue are removed.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Before we arrive

  • Let us know about parking or access
  • Ensure the area is dry
  • Mention if the room is upstairs or in a flat

Getting a price

You don’t need a survey visit. Photos are enough for us to price nearly every job: we need a close-up, a wider picture and your postcode, and we’ll reply with a fixed quote.
