How we handle bath resealing in No Man's Land

A fresh seal protects your bathroom. Failed sealant lets water get where it shouldn’t, and a new seal stops it. We regularly repair kitchen worktops & sinks, basins & vanity units and wet rooms, and common reasons people contact us are stained silicone and water getting behind the bath or tray.

Big or small, it’s backed by a one-year guarantee in No Man's Land and across Cornwall.

Why it’s worth resealing in No Man's Land

Resealing is routine maintenance. Putting off a reseal can let water reach the walls and floor, which costs far more to put right. Our prices are the same across the UK, so there’s no premium for No Man's Land. The job itself decides the price: the material, the amount of damage and how many items.

Why book with us

  • CHAS, Constructionline and SafeContractor accredited
  • Nothing taken out or refitted
  • Technicians who travel to you, UK-wide
  • Dust sheets down, tidy finish

Looking after it afterwards

Nothing complicated is needed:

  • Wipe the joints dry after use
  • Let steam out after showers
  • Use the extractor fan
  • Store bottles on a shelf

Do not scrape the sealant with anything sharp, and don’t stand bottles on the seal.

Mouldy sealant is more than a cosmetic problem; it shows moisture is getting in. An early reseal keeps water where it belongs.

DIY repairs versus a professional job

The difference between a kit and a professional repair is mostly in the preparation and colour. We clean and key the area properly, mix the colour to your surface and finish it to the same sheen, and the work is guaranteed.

It’s tempting to reach for a kit, but the repairs we redo most often are DIY ones that have discoloured or lifted. Doing it properly first is generally the cheaper route.

No Man's Land: your questions answered

Why does my sealant keep splitting?

The bath or tray is probably flexing. Persistent splitting can mean the support needs attention.

Do you cover No Man's Land?

Yes. We work across the UK and come to No Man's Land and the rest of Cornwall. Send us photos for a fixed quote, or call 0345 017 0787.

Do you do work for letting agents?

Yes. We carry out repairs for homeowners, landlords, letting agents, builders and businesses.

Can you repair something that is been repaired before?

Yes, we often do. Removing the old work can add time, and that is in the quote.

Are you a vetted contractor?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

How long does a reseal take?

A bath or shower generally takes a couple of hours. Leave it to cure before use.

Do the materials smell?

A little, depending on the job. Open windows and an extractor fan help.

Why does my sealant keep going mouldy?

Damp is the cause. Run the fan, dry the joints and the new seal stays cleaner for longer.

What a repair can’t fix

A few problems are outside what a surface repair can do:

  • Movement in the bath or tray
  • Rotten walls or floors behind the bath
  • Gaps so wide they need filling or trims before sealing

If in doubt, send pictures and we will say what we think.

How we price bath resealing

Each job gets its own fixed price. This is what makes a difference:

  • How easy the damage is to reach
  • The material
  • Doing more than one item at once
  • Whether old repairs or coatings need taking off

A repair is priced on what needs doing, not where you live. You’ll see the full price before booking, with no extras added later.

Quotes from your pictures

Before you send photos, these tips help us give you a firm price:

  • A clear, close picture of the problem area
  • One picture of the entire bath or shower
  • What it’s made of, if you know
  • Something in shot to show the size

You don’t need a survey visit. Photos are enough for us to price nearly every job: we need a close-up, a wider picture and your postcode, and we will reply with a fixed quote.

The process

We begin by going over the job with you, so there are no surprises. Then the area is sheeted and masked and we start. It normally takes a couple of hours, and we will keep you posted as we go.

  1. First we strip out every bit of the old mastic.
  2. The joint is cleaned and any mould treated.
  3. We dry the joint thoroughly.
  4. For a bath, we fill it with water first so the joint is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, including around the taps.

Before we arrive

  • Tell us if there are stairs or a lift
  • Avoid using the area for a few hours before we arrive
  • Keep pets and children out of the room while we work

How to get a price

We price from pictures so you don’t have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through.
