Bath resealing in Old Warden without replacing anything

The key to a good reseal is getting all of the old silicone out. Fresh sealant doesn’t stick to old, which is why many DIY jobs peel. We are frequently asked to fix silicone coming away from the tiles and stained silicone, in baths, shower trays & enclosures and kitchen worktops & sinks.

The work is covered for a year after we finish. If anything is not right, ring us and we’ll come back.

What we do, step by step

We work cleanly and quietly. We protect the area first, then the job itself takes a couple of hours. At the end we talk you through the curing time and the aftercare.

  1. First we strip out every bit of the old mastic.
  2. Next we clean the joint and deal with mould.
  3. We dry the joint thoroughly.
  4. We fill a bath with water before sealing so the gap is at its widest.
  5. We apply new mould-resistant silicone and tool it to a neat finish, including around the taps.

Before we arrive

  • Let us know if it has been repaired before
  • Avoid using the area for a few hours before we arrive
  • Let us know which floor the room is on

Advice

What bath resealing costs

There are no hourly rates or hidden extras. The price is based on:

  • The type of damage
  • How many items we do on one visit
  • Unusual colours or finishes
  • The size and number of damaged areas

What it costs depends on how much damage there is and what kind, the material and how many items we do on one visit. We give a fixed price from your photos, so there are no surprises on the day.

Quotes from your pictures

Good pictures mean an accurate price. Here’s what helps:

  • The postcode, so we can plan the visit
  • Whether it’s been repaired or coated before
  • Natural light rather than flash
  • A coin beside the damage so we can judge size

We price from pictures so you do not have to wait in for a survey. Send them through the quote form, or call 0345 017 0787 if you’d rather talk it through.

Aftercare tips

A little care keeps the finish looking good. Our advice:

  • Open a window after bathing
  • Store bottles on a shelf
  • Run the extractor fan during and after showers
  • Keep the joints dry

Let it cure fully before using the bath or shower, typically around 24 hours.

Black mould in sealant is not just unsightly, it’s a sign moisture is sitting in the joint. An early reseal keeps water where it belongs.

Old Warden questions

Is there a guarantee?

Yes: twelve months. If anything goes wrong with the repair within the year, we return to fix it.

How soon can you come?

We’ll give you dates with your quote. If it’s urgent, say so and we will do what we can.

Can I add another job to the visit?

Yes. Doing several items on one visit normally costs less than separate visits. Include pictures of each item.

Why does my sealant keep going mouldy?

Mould needs moisture. Run the fan, dry the joints and the new seal stays cleaner for longer.

When can I use the bath after resealing?

We will give you the curing time, normally around a day.

Why does the silicone keep cracking?

Something is moving. If it keeps happening, the support may need fixing.

Can you redo someone else’s repair?

Most of the time. Tell us what was done before.

Are you a vetted contractor?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

What we can’t put right

We would rather lose a job than do one that won’t last, so these are the limits:

  • A bath or tray that moves, until its support is fixed
  • Tiles that move, until they’re refixed
  • Hidden water damage

Send us pictures and we’ll tell you honestly before you book.

Materials we repair

  • Kitchen worktops & sinks
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Wet rooms

Repairs by material

Baths

Baths are resealed with water in them, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, for the same reason.

For landlords and businesses

We are used to working with agents and managing companies. Just send photos, the address and how to get access and we’ll handle the rest.

Letting agents frequently send us pictures straight from the inventory. That means we can quote before you even visit the property, and we can arrange access with the tenant directly if that helps.

Common problems we fix in Old Warden

Poor ventilation speeds things up: moisture sits on the joints longer, and mould takes hold.

Most people get in touch when they notice something like this:

  • Black mould in the sealant
  • Unsealed corners
  • Discoloured, yellow sealant
  • A messy previous reseal

What your quote should include

  • A fixed quote, and whether VAT is included
  • Whether cleaning and preparation are in the price
  • If travel is included in the price
  • What happens if they find more damage

Choosing a repair company

Can I fix it myself?

If you’ve already tried a DIY fix, that’s fine. We remove the old filler and start again, so it does not stop a professional repair. It does add a little time, so tell us about it when you send pictures.

If you do try a kit, read the instructions carefully and work on a clean, dry surface, and do not use it until it has fully cured. If it fails, we can still put it right.
