FAQs for Rothwell

Do you work for landlords and businesses?

Yes. We work for landlords, agents, builders and businesses as well as householders.

Is it OK to have pets in the house?

Please keep children and pets out of the room during the visit. The rest of the house is unaffected.

Is it messy?

Dust sheets and masking go down before we start, and tidy up before we leave.

How do I get a price for bath resealing in Rothwell?

Every job gets a fixed price from your photos. Send a close-up of the damage and a wider photo and your postcode.

Can you repair several things at once?

Yes. Doing several items on one visit generally costs less than separate visits. Send photos of everything you’d like done.

Are you a vetted contractor?

We’re accredited with CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile.

Do you charge for travel?

No. Our quotes include travel, with the same prices everywhere we work.

Is repairing better than replacing?

Normally, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.

Bath resealing in Rothwell, done in place

Resealing is quick, but it transforms the look. Fresh joints make the whole room look cleaner, and they protect the walls and floor. Our technicians work on wet rooms, basins & vanity units and baths, and common reasons people get in touch are gaps by the taps and damp near the bath.

Whatever the size of the job, it’s backed by a one-year guarantee in Rothwell and across Leeds.

Landlord and trade work in Rothwell

If you manage property in Rothwell, we can repair and quote for several addresses together. Just send pictures for each address and we’ll come back with a combined price.

Hospitality businesses cannot afford rooms out of action for long, so most of our work is done in a single visit. We can work around your bookings.

What affects the price in Rothwell

You will know the full cost before booking. We take into account:

  • How many items we do on one visit
  • Access to the area
  • Whether it’s a chip, crack, burn or wear
  • Unusual colours or finishes

Rather than charging by the hour, we fix the price before we start. It depends on the damage, the material and access, and combining items on one visit brings it down.

How to get a fixed price

You can take the photos on your phone, there’s no need for anything special. Just make sure we can see:

  • Natural light rather than flash
  • Something in shot to show the size
  • What it’s made of, if you know
  • One picture of the whole bath or shower

We price from photos so you don’t have to wait in for a survey. Use the quote form, or ring 0345 017 0787 to talk it through.

Aftercare tips

Looking after the surface is easy, and it makes a real difference:

  • Give the seal a regular clean
  • Ventilate the bathroom well
  • Air the room after use
  • Keep the joints dry

Let it cure fully before using the bath or shower, normally about a day.

Black mould in sealant is not just unsightly. An early reseal keeps water where it belongs.

Is resealing worth it?

Resealing costs very little and protects the walls and floor. Leaving failed sealant can let water cause damage that costs far more to fix. Our prices are the same across the UK, with no extra for Rothwell. The job itself decides the price: how much damage, what it’s made of and how many items.

Why us?

  • We will tell you if it’s not worth repairing
  • CHAS, Constructionline and SafeContractor accredited
  • Same prices wherever you are

Repairs by material

Baths

We fill the bath before sealing, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, so the joint is at its widest.

What we do, step by step

Here’s how a visit normally runs: we arrive at the agreed slot, protect everything around the work area, do the job and clear up. Allow around two hours. Before leaving, we tell you how long to leave it and how to care for it.

  1. First we strip out every bit of the old mastic.
  2. We clean the joint and treat any mould.
  3. We ensure the joint is completely dry.
  4. For a bath, we fill it with water first so the joint is at its widest.
  5. We apply new mould-resistant silicone and tool it to a neat finish, including around the taps.

How to prepare

  • Mention if the room is upstairs or in a flat
  • Clear the area around the damage
  • Keep pets and children out of the room while we work

When a repair is not the answer

Some problems need a builder, plumber or fitter rather than us:

  • Hidden water damage
  • Gaps so wide they need filling or trims before sealing
  • Hollow or loose tiles

Send us photos and we’ll tell you honestly.

Materials we work on in Rothwell

  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & sinks

Should I try a DIY kit first?

Kits are cheap and easy to find, but many of the jobs we do start with putting right a DIY repair. Getting it right first time is normally cheaper.

You can buy a DIY kit for most repairs, and they can tidy up a tiny mark. Where they fall down is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair won’t last.
