Bath resealing near Tanis

For landlords and businesses

Builders use us to fix snagging damage before handover, saving last-minute replacements. Several plots can be done in one visit.

Rented homes see more wear and tear, and replacing items every time a tenant leaves is expensive. Repairing between tenants keeps the property presentable for less.

Bath resealing in Tanis, done in place

A proper reseal starts with removing every trace of the old silicone. New silicone won’t bond to old, which is why so many DIY reseals peel. We work on baths, wet rooms and shower trays & enclosures, and people most often call us about old sealant that looks dirty and silicone coming away from the tiles.

Every job is backed for twelve months in Tanis and everywhere else. We return to put right any problem with the work.

What happens on the day

From the moment we arrive, the aim is to do the job without disturbing the rest of your home. We mask off everything nearby, the job takes around two hours, and we finish with a tidy-up and a look at the finished work together.

  1. All the old sealant is cut out and removed.
  2. The joint is cleaned and any mould treated.
  3. We dry the joint thoroughly.
  4. Baths are filled with water first, so the joint is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, including around the taps.

Before we arrive

Advice

Should I try a DIY kit first?

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair will not last.

If you’re set on a kit, follow its instructions closely and work on a clean, dry surface, and give it the full curing time. If it fails, we can still put it right.

What your bath or shower is made of matters

Baths

Baths are resealed with water in them, so the joint is at its widest.

Shower trays

We put weight on a tray before sealing it, for the same reason.

When to call us in Tanis

No sealant lasts for ever. Each shower leaves moisture and soap behind, which mould feeds on, and the joint flexes each time the bath fills.

Clients typically contact us about:

  • Black spots in the silicone
  • Sealant that is split or lifting
  • Water getting behind the bath or tray
  • Stained silicone

Our hiring checklist

Prices and what affects them

You won’t pay by the hour. The price depends on:

  • How much damage there is
  • Whether it’s a chip, crack, burn or wear
  • How hard the colour is to match
  • Whether old repairs or coatings need taking off

It helps to know what pushes a price up or down: the amount of damage, the material, access to the area, and how many jobs we do in one trip. Send photos and you’ll get a fixed figure.

How to get a fixed price

It only takes a minute to photograph the damage, and it saves a visit. Please include:

  • A clear, close picture of the problem area
  • Any earlier repairs or coatings
  • Where you are, by postcode
  • Good light, ideally daylight, without flash glare

To get a price, send a couple of pictures through our quote form or call us. We will tell you honestly if a repair is the right fix.

Why reseal now?

Resealing is routine maintenance. Leaving split or mouldy sealant lets water get behind the bath or tray, and that damage costs much more to fix. Instead of hourly rates, we fix the price before we start. Damage, material and access decide it, and combining items on one visit brings it down.

Honest limits

A few problems are outside what a surface repair can do:

  • Hollow or loose tiles
  • Water damage behind the bath that needs a builder
  • Very wide gaps that need a trim

If in doubt, send photos and we’ll say what we think.
