Bath resealing in Upsall

Bath resealing at your home in Upsall

A good reseal is all about preparation: old silicone removed, mould treated, the joint cleaned and dried. Only then does the new sealant go on, in a neat, continuous bead. Typical jobs include gaps by the taps and discoloured, yellow sealant, in baths, shower trays & enclosures and kitchen worktops & sinks.

Every job is backed for twelve months. If something goes wrong with the work, we come back.

Should I try a DIY kit first?

If you do try a kit, read the instructions carefully, make sure the area is clean and completely dry, and don’t use it until it has fully cured. If it doesn’t work out, we can still repair it properly.

It’s tempting to reach for a kit, but many of the jobs we do start with putting right a DIY repair. Doing it properly first is typically the cheaper route.

How it works

We agree an arrival time beforehand, so you know when to expect us. Once we’re there, the work takes a couple of hours. We leave the room clean and you will know when it can be used.

  1. We protect the area and mask the joint lines.
  2. We remove the old sealant and every trace of residue.
  3. We clean, treat and dry the joint.
  4. Fresh silicone is applied in a continuous bead.
  5. We smooth the bead, remove the tape and leave it to cure.

Before we arrive

  • Avoid using the area for a few hours before we arrive
  • Keep a parking space free if you can
  • Let us know if it has been repaired before

Common questions in Upsall

How long does a reseal take?

Generally a couple of hours, then it needs to cure.

Do you cover Upsall?

Yes. We work across the UK and come to Upsall. Send pictures and we’ll quote, or call 0345 017 0787.

Why does my sealant keep going mouldy?

Mostly moisture and poor ventilation. Mould-resistant silicone and good ventilation help.

Will it make a mess?

We protect the room with dust sheets and masking first, and we clean up when we have finished.

Is a repair better than a new one?

In most cases, yes. A repair skips the removal, fitting and redecorating. We’ll be honest if it’s not worth it.

Do you do work for letting agents?

Yes. We work for landlords, agents, builders and businesses as well as householders.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often glad to have it sorted before the end of a tenancy.

Can pets and children be at home?

Just keep them out of the work area. We’ll tell you when the room can be used again.

When a repair is not the answer

In fairness, some problems need a different fix:

  • A flexing bath
  • Very wide gaps that need a trim
  • Water damage behind the bath that needs a builder

Not sure? Send pictures and we’ll give you a straight answer before booking.

What we work on

  • Kitchen worktops & sinks
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units

Landlord and trade work in Upsall

We also carry out snagging repairs for builders and developers, fixing chips and scratches before handover. We hold CHAS, Constructionline and SafeContractor accreditations.

Landlords, letting agents and housing providers in Upsall use us as well as homeowners. Repairing between tenancies keeps void periods short, and it typically costs far less than a refit.

Keeping it looking good

Most damage we see is avoidable. A few tips:

  • Wipe the joints dry after use
  • Store bottles on a shelf
  • Clean the sealant gently and regularly
  • Air the room after use

Use the extractor fan, wipe the joints dry after use, and clean them regularly with a mild cleaner to slow mould growth.

Damp below or loose tiles need checking quickly. There may be more going on, and we’ll say if you need a builder or plumber.

What bath resealing costs

You’ll know the full cost before booking. We take into account:

  • The material
  • Any earlier repairs that need removing first
  • How hard the colour is to match
  • Whether it’s a chip, crack, burn or wear

Instead of hourly rates, we price the whole job up front. It depends on the damage, the material and access, and doing several items at once reduces it.

How to get a fixed price

When you take your photos, a few simple things make all the difference:

  • A coin beside the damage so we can judge size
  • One picture of the entire bath or shower
  • What it’s made of, if you know
  • Daylight if possible, and no flash reflection

To get a price, send two or three photos using our quote form or call us. We will tell you honestly whether it can be repaired.

Is resealing worth it?

Sealing over old silicone is a false economy. It soon peels, and mould stays trapped behind it. We remove the old sealant completely. We charge the same wherever you are, with no extra for Upsall. What changes the price is the job itself: how much damage, what it’s made of and how many items.
