Tile repair in No Man's Land

How we handle tile repair in No Man's Land

A loose or rocking tile may need relaying first, and we’ll say so. The tile stays where it is, so you don’t need to find a spare. We are frequently asked to fix cracked floor tiles and damaged tile edges, on natural stone & granite, porcelain tiles and marble.

We guarantee the work for a year. If something isn’t right in that time, we come back and put it right. Take care with heavy items on repaired tiles, and clean with a pH-neutral cleaner.

  • Discontinued tiles you cannot replace

Repairing versus replacing in No Man's Land

Replacing a tile means breaking it out, tracking down a matching tile and possibly cracking its neighbours. A repair leaves the tile where it is. Repairs from £95, with every job priced individually. Our prices are the same across the UK, so there’s no premium for No Man's Land. The job itself decides the price: how much damage, what it’s made of and how many items.

Why us?

When a repair isn’t the answer

A repair isn’t always the answer, and we’ll tell you before we start. We can’t fix:

  • Loose or hollow tiles that need relaying
  • Cracks caused by a moving floor, until the floor is fixed
  • Whole walls of failing grout

If in doubt, send photos and we’ll say what we think before you book.

For landlords and businesses

We regularly price jobs from inventory or check-out pictures. You can have a price before you arrange access, and we can arrange access with the tenant directly if that helps.

Builders, developers and site managers book us for snagging repairs, fixing chips and scratches before handover. We’re CHAS, Constructionline and SafeContractor accredited.

Prices and what affects them

Prices start from £95. Each job gets its own fixed price. These are the things that affect it:

  • Previous DIY repairs that have to come out
  • What the surface is made of
  • Whether it’s a chip, crack, burn or wear
  • The colour and finish to match

Every job is a little different, so we price each one individually. What’s damaged, how badly and how easy it is to reach all play a part, and doing several things on one visit costs less than separate visits.

Getting a price from pictures

Phone pictures are fine. Just ensure we can see:

  • One picture of the entire tiled area
  • A coin beside the damage so we can judge size
  • The postcode, so we can plan the visit
  • The material, if you know it

For a price in No Man's Land, photos are the quickest way: a close-up, a wider shot and your postcode. You’ll get a fixed quote with dates to choose from.

Common questions in No Man's Land

Does someone need to be in?

We need someone to let us in. You do not need to watch us work.

Can you repair a cracked floor tile without replacing it?

Generally, as long as it’s still firmly stuck down.

Do you charge for travel?

There is no separate call-out charge. Your fixed price includes everything.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Just ensure the landlord agrees.

Can you redo someone else’s repair?

Yes, we frequently do. Removing the old work can add time, and that’s in the quote.

Do the materials smell?

There can be some smell while we work. It clears as the materials cure.

What happens after I send pictures?

You get a fixed price and available dates. If anything’s unclear, we’ll ask for another photo.

Do you hold any accreditations?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

What happens on the day

We work cleanly and quietly, so you can stay at home while we’re there. We protect the area first, then the work takes a morning or an afternoon. Before we leave, we explain how soon it can be used and how to look after it.

  1. First the tile is cleaned and loose pieces removed.
  2. We fill the chip, crack or hole.
  3. The repair is levelled to the tile surface.
  4. We recreate the colour and pattern by hand.
  5. We seal the repair to suit the finish of the tile.

How to prepare

  • Mention if the room is upstairs or in a flat
  • Keep pets and children out of the room while we work
  • Point us to the nearest place to park

How to get a price

There is no need for us to visit first. Nearly every job can be priced from pictures: we need a close-up, a wider picture and your postcode, and we’ll reply with a fixed quote.

Can I fix it myself?

A kit can be fine for a tiny mark out of sight. For damage in plain view, cracks, holes or rust, or coloured finishes, it’s worth having it done properly.

DIY kits are sold for most surfaces, and they can tidy up a tiny mark. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.
