Tile repair in The Park Estate

For landlords and businesses

We regularly work with letting and managing agents. Just send pictures, the address and how to get access and we will arrange it.

We regularly price jobs from inventory or check-out pictures. You can have a price before you arrange access, and we can arrange access with the tenant directly if that helps.

Tile repair at your home in The Park Estate

The tile stays where it is, so you do not need to find a spare. If a tile moves, it may need relaying first, and we’ll say so. Our repair technicians work on porcelain tiles, marble and floor and wall tiles, and people most often call us about drill holes from removed fittings and chips from dropped pans and tools.

Every repair is covered by a one-year guarantee. Avoid dropping heavy items on repaired floor tiles, and clean with a pH-neutral cleaner.

Repairing versus replacing in The Park Estate

Replacing a tile involves breaking out the old tile, finding a match and risking the tiles around it. A repair leaves the tile where it is. Prices start from £95. No two jobs are quite the same, so we price each one individually. The size and type of damage, the material and access all play a part, and combining jobs on one visit brings the cost down.

Why us?

  • We leave the room as we found it
  • Usually one visit, start to finish
  • Colours mixed by hand to suit your surface
  • Everything repaired in place

The Park Estate questions

Is it worth repairing rather than replacing?

In most cases, yes. Replacement brings removal, refitting and making good, which a repair avoids. If it isn’t worth repairing, we will tell you.

Can I add another job to the visit?

Of course, and it typically saves money. Send pictures of everything together and you’ll get one combined price.

Can you quote from pictures?

Typically, yes. A close-up and a wider photo are enough to give a fixed quote.

How much does tile repair cost in The Park Estate?

Repairs from £95. Every job gets a fixed quote based on pictures of the damage. Send a close-up and a photo of the entire item and your postcode.

Do I have to be there?

Yes. We need access to the room while we work, at a time we agree with you.

Will it make a mess?

No. The work area is masked and covered, and we leave the room clean.

Can landlords book you?

Yes. We work for landlords, agents, builders and businesses as well as homeowners in The Park Estate.

What happens if you find more damage?

The price is fixed for what the photos show. If there’s more, we’ll tell you before starting.

What tile repair costs

Prices start from £95. Prices are worked out job by job. What matters most is:

  • How hard the colour is to match
  • The material
  • What kind of damage it is
  • Whether we combine several jobs

A repair normally costs much less than people expect, particularly next to the cost of replacement. Photos let us give you the exact figure.

Getting a price from pictures

Phone pictures are fine. Ensure they show:

  • Whether it’s been repaired or coated before
  • A wider photo showing the entire tiled area
  • A coin beside the damage so we can judge size
  • The postcode, so we can plan the visit

Upload a photo of the damage and a wider shot of the entire item, and tell us you’re in The Park Estate, and we will reply with a fixed quote.

DIY repairs versus a professional job

It’s tempting to reach for a kit, but many of the jobs we do start with putting right a DIY repair. Getting it right first time is usually cheaper.

You can buy a DIY kit for most repairs, and they can tidy up a tiny mark. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

How it works

We agree an arrival time beforehand. On site, it takes a morning or an afternoon. We leave the room clean.

  1. First the tile is cleaned and loose pieces removed.
  2. We fill the chip, crack or hole.
  3. We level and shape the repair to the tile surface.
  4. We recreate the colour and pattern by hand.
  5. The repair is sealed to suit the tile’s finish.

Getting ready for the visit

  • Make sure the room can be ventilated

Advice

What we can’t put right

A repair isn’t always the answer, and we’ll tell you before we start. Repairs won’t solve:

  • Loose or hollow tiles that need relaying
  • Cracks caused by a moving floor, until the floor is fixed
  • Whole walls of failing grout

If in doubt, send photos and we’ll say what we think.

Materials we work on in The Park Estate

  • Marble
  • Porcelain tiles
  • Ceramic tiles
  • Natural stone & granite
  • Floor and wall tiles

Do you need tile repair in The Park Estate?

Dropped pans and tools chip floor tiles, while walls end up with drill holes from old fittings. Cracks can also come from movement in the floor below.

It’s worth getting a quote if you see:

  • Discontinued tiles you can’t replace
  • Cracked floor tiles
  • Chips from dropped pans and tools
  • Drill holes from removed fittings

What to look for in a quote

  • Whether there are any call-out or travel charges
  • How soon you can use it again
  • How the colour is matched
  • How the room is protected while they work
