Bath re-enamelling for Ingrams Green homes

For landlords and businesses

Landlords, letting agents and housing providers in Ingrams Green use us as well as homeowners. Repairing between tenancies keeps void periods short, and it typically costs far less than a refit.

Rental properties take more wear, and replacing things at every changeover adds up. A repair between tenancies is a cheaper way to keep the property in good order.

What your bath is made of matters

Cast iron

A cast iron bath is heavy enough that most people never want to move it. Only the enamel surface wears or chips, and that’s the part we put right.

Roll-top and period baths

Freestanding roll-tops can be done inside and out, and the outside can be refinished too.

How it works

Here’s how a visit normally runs: we arrive at the agreed slot, protect everything around the work area, carry out the work and tidy away. Allow the best part of a day. Before we go, we will explain when it can be used and what to avoid for the first few days.

  1. First we protect the bathroom and set up ventilation.
  2. The bath is cleaned, degreased and any chips or rust repaired.
  3. We prepare the surface and apply a bonding primer.
  4. We spray several coats of new enamel finish.
  5. The bath is left to cure and can generally be used the next day.

Preparing for the visit

  • Let us know which floor the room is on
  • Make sure the area is dry
  • Clear toiletries, mats and anything else from around the area

Questions from Ingrams Green

Is my repair covered?

Yes, for a year. If anything goes wrong with the repair within the year, we return to fix it.

Does someone need to be in?

Yes. The technician needs access to the room for the visit, at a time we agree with you.

Is it OK to have pets in the house?

Please keep children and pets out of the room during the visit. The rest of the house is unaffected.

How long does re-enamelling last?

Care for it and it lasts. Avoid abrasive cleaners and suction mats.

Does re-enamelling smell?

Yes, while we’re applying the finish. We set up ventilation and the smell fades as it cures.

Someone resurfaced my bath and it’s peeling. Can you help?

Yes. Removing the old finish takes extra time, which we include in the price.

Can you do the outside of a roll-top?

Yes, frequently. We resurface the inside, and the outside can be refinished too.

Is repairing better than replacing?

Generally, yes. Replacement brings removal, refitting and making good, which a repair avoids. We will be honest if it’s not worth it.

Should I try a DIY kit first?

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

If you’ve already tried a DIY fix, that’s fine. We take the old repair out and do it properly, so it won’t stop us repairing it. Just mention it when you send photos, as it can add time.

Honest limits

A repair is not always the answer, and we will tell you before we start. Repairs won’t solve:

  • Steel that has corroded right through
  • Acrylic that moves when you stand in it
  • A metal bath with a through crack

If in doubt, send pictures and we’ll say what we think.

Materials we work on in Ingrams Green

  • Cast iron baths
  • Victorian roll-tops
  • Basins & shower trays
  • Acrylic baths
  • Pressed steel baths

Repair or replace: which is better?

A new bath means a plumber, removing a heavy bath, making good the walls and tiles and days without a bathroom. Re-enamelling renews the whole surface without moving it. Resurfacing from £350, with every job priced individually. A few things move the price: access, material, the extent of the damage and whether we can do several items together. Send photos and you’ll get a fixed figure.

How to look after the repair

Once the work has cured, treat it gently:

  • Have chips seen to early
  • Never use suction bath mats
  • Keep toiletries on a shelf rather than in the bath
  • Use washing-up liquid and a soft cloth

Rinse the bath and wipe it over after use, especially in hard water areas, so limescale cannot build up.

On a worn bath, rust spots keep spreading and make the job bigger. It’s simpler to resurface before they spread.

What we are called out for in Ingrams Green

Enamel doesn’t fail overnight. Years of cleaning, hard water and hot baths wear the gloss away, starting where water runs and sits.

Send us a picture if you notice any of these:

  • An original cast iron bath that needs restoring
  • A dull, rough surface that won’t come clean
  • Chips and rust in more than one place
  • Worn patches where water runs and sits
