Bath resealing in Bedlam

Bath resealing at your home in Bedlam

A fresh seal protects your bathroom. Old, split or mouldy sealant lets water get behind the bath or tray, and a new seal stops it. We regularly repair wet rooms, basins & vanity units and shower trays & enclosures, and the jobs we see most are an untidy old seal and discoloured, yellow sealant.

The work is guaranteed for twelve months. If something isn’t right in that time, we come back and put it right.

What happens on the day

From the moment we arrive, the aim is to do the job without disturbing the rest of your home. Surfaces nearby are masked off, the work takes around two hours, and we finish with a tidy-up and a look at the finished work together.

  1. The old silicone is cut out completely.
  2. We remove the residue and clean the joint.
  3. We treat mould and dry the joint thoroughly.
  4. The bath is filled with water, or weight put on the tray.
  5. New mould-resistant silicone is applied and tooled neatly.

Advice

Is resealing worth it?

Compared with repairing water damage, resealing is cheap. It’s quick, tidy and protects your home. The price depends on how much damage there is and what kind, the material and how many items we do on one visit. We give a fixed price from your photos, so you know the cost before booking.

Honest limits

A few problems are outside what a surface repair can do:

  • Rotten walls or floors behind the bath
  • Tiles that move, until they’re refixed
  • A flexing bath

If in doubt, send pictures and we will say what we think before you book.

What we work on

10 questions to ask before booking

Your questions about bath resealing in Bedlam

Is it OK to have pets in the house?

Yes, as long as they stay out of the room we’re working in. We will tell you when the room can be used again.

How do I get a price for bath resealing in Bedlam?

The exact price depends on the damage, so we quote from photos. You know the full cost before anything is booked.

Do you seal over the old sealant?

No, we never seal over old silicone. The old sealant is cut out and the joint cleaned and dried.

What information do you need?

Photos of the damage, a photo of the whole bath or shower and your postcode. Then we’ll agree a date.

Can you repair something that is been repaired before?

Most of the time. Tell us what was done before.

What happens if you find more damage?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Will you leave a mess?

No. The work area is masked and covered, and we take our waste away with us.

Are you a vetted contractor?

We hold CHAS, Constructionline, SafeContractor, SMAS Worksafe and Builder’s Profile accreditations.

Aftercare tips

After the repair has cured, a few habits help it last:

  • Let steam out after showers
  • Ventilate the bathroom well
  • Dry the seal after bathing
  • Reseal at the first sign of lifting

Good ventilation is the best protection, and dry the joints after bathing.

Mouldy sealant is more than a cosmetic problem, it’s a sign moisture is sitting in the joint. An early reseal keeps water where it belongs.

DIY kit or professional repair?

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

DIY kits are sold for most surfaces, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler often lifts.

Prices and what affects them

There is no area surcharge for Bedlam. What changes the price is:

  • Any earlier repairs that need removing first
  • Access to the area
  • How many items we do on one visit
  • How many areas need work

The price reflects the work involved, not your postcode. The full price is agreed before you book, with nothing added on the day.

Send photos for a quote

Photographing the damage takes a minute, and it saves a visit. Try to send:

  • What it’s made of, if you know
  • Daylight if possible, and no flash reflection
  • One picture of the whole bath or shower
  • A close-up of the damage, in focus

Most customers in Bedlam get their price from pictures. Add a line about what happened and your postcode, and we will send back a fixed quote and some dates.
