Resealing in Milnathort: why it matters
Putting new silicone over old doesn’t last. It peels within weeks, and mould stays trapped behind it. A proper reseal removes the old first. A few things move the price: access, material, the extent of the damage and whether we can do several items together. Send pictures and you will get a fixed figure.

Bath resealing in Milnathort without replacing anything
We reseal baths with them filled with water, so the joint is at its widest, so the seal does not tear when the bath is first used. We are often asked to fix old sealant that looks dirty and black spots in the silicone, on kitchen worktops & sinks, wet rooms and basins & vanity units.
The work is guaranteed for twelve months. If something is not right in that time, we come back and put it right.

How the visit works
Your technician turns up at the time we agreed with you, introduces themselves and looks over the damage before anything else. Dust sheets and masking tape go down before any work starts. The work itself takes about two hours for a bath, and the room is left clean and tidy.
- We protect the area and mask the joint lines.
- Old sealant and residue are removed.
- The joint is cleaned, treated and dried.
- Fresh silicone is applied in a continuous bead.
- The bead is smoothed, the tape removed and the seal left to cure.
Getting ready for the visit
- Clear the area around the damage
- Ensure the room can be ventilated
- Avoid using the area for a few hours before we arrive
Getting a price
You don’t need a survey visit. Nearly every job can be priced from photos: we need a close-up, a wider picture and your postcode, and we’ll reply with a fixed price.

Materials and what they mean for the repair
Sinks and worktops
We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.
Shower trays
Trays are sealed with weight on them, so the joint is at its widest.
What a repair can’t fix
Not everything can be repaired, and we would rather say so up front. Repairs won’t solve:
- Gaps too big for silicone alone
- A bath or tray that moves, until its support is fixed
- Hollow or loose tiles
Not sure? Send pictures and we’ll give you a straight answer before you book.
Materials we repair
- Kitchen worktops & sinks
- Shower trays & enclosures
- Basins & vanity units
- Wet rooms
- Baths
Keeping it looking good
After the repair has cured, a few habits help it last:
- Do not stand toiletries on the seal
- Keep the joints dry
- Clean the joints with a mild cleaner
- Reseal when black spots will not clean off
Don’t scrape the sealant with anything sharp, and keep shampoo bottles off the joints.
Mouldy sealant is more than a cosmetic problem; it shows moisture is getting in. Resealing early keeps water out of the walls and floor.
What we are called out for in Milnathort
Joints split if the bath or tray moves, frequently because it was sealed with the bath empty.
Send us a picture if you notice any of these:
- A messy previous reseal
- Mould you cannot clean out
- Missing sealant behind the taps
- Silicone coming away from the tiles

Can I fix it myself?
It’s natural to want to try a repair yourself. The trouble is that kit repairs often look fine at first and then fail, and then the old filler has to be removed first.
You can buy a DIY kit for most repairs, and they can make a small mark look better. The trouble is colour and preparation: they come in a handful of shades, and if the surface isn’t prepared the repair will not last.
Work for landlords and builders
We regularly price jobs from inventory or check-out pictures. You can have a price before you arrange access, and we liaise with tenants about access if you’d like us to.
We also carry out snagging repairs for builders and developers, fixing chips and scratches before handover. We hold CHAS, Constructionline and SafeContractor accreditations.
Milnathort: your questions answered
My seal keeps tearing. Why?
Usually because the bath or tray moves. We seal baths full of water.
How long does a reseal take?
Usually a couple of hours, then it needs to cure.
What happens once I’ve sent photos?
We look at the pictures and reply with a fixed price and some dates. If we need another angle, we’ll ask.
Can I add another job to the visit?
Yes. Combining jobs on one visit brings the cost down. Include photos of each item.
Are you a vetted contractor?
Yes. Our accreditations include CHAS, Constructionline and SafeContractor. The full list is on our accreditations page.
Do I need to be at home?
Yes. We need access to the room while we work, at a time that suits you.
How do I stop mould in sealant?
Mostly moisture and poor ventilation. Mould-resistant silicone and good ventilation help.
Will you leave a mess?
Dust sheets and masking go down before we start, and tidy up before we leave.
