Keeping it looking good

Good habits make a big difference to how long a repair lasts. Here’s what we suggest:

  • Do not stand toiletries on the seal
  • Run the extractor fan during and after showers
  • Give the seal a regular clean
  • Dry the seal after bathing

Avoid scraping the joints, and don’t stand bottles on the seal.

If you notice damp, stains on the ceiling below or loose tiles, act quickly. There may be more going on, and we’ll say if you need a builder or plumber.

Bath resealing in Scott Hall without replacing anything

We reseal baths with them filled with water, so the joint is at its widest, so the seal does not tear when the bath is first used. We regularly repair basins & vanity units, baths and shower trays & enclosures, and the jobs we see most are silicone coming away from the tiles and mould you can’t clean out.

Whatever the size of the job, you get the same one-year guarantee.

Different materials, different repairs

Baths

We fill the bath before sealing, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, once the joint is completely dry.

What we can’t put right

Not everything can be repaired, and we’d rather say so up front. Repairs won’t solve:

  • Hidden water damage
  • A bath or tray that moves, until its support is fixed
  • Gaps too big for silicone alone

Send us pictures and we’ll tell you honestly before you book.

Materials we repair

  • Basins & vanity units
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & sinks

The process

You don’t need to empty the room beforehand. Everything we use comes in the van with us, put protection down and get going once we’ve agreed what we are doing. Most jobs take about two hours for a bath, and you’re welcome to carry on with your day while we work.

  1. The surrounding area is protected and the joints masked.
  2. We remove the old sealant and every trace of residue.
  3. The joint is cleaned, treated and dried.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Preparing for the visit

  • Tell us about any previous repairs or coatings
  • Keep pets and children out of the room while we work
  • Let us know which floor the room is on

Advice

FAQs for Scott Hall

Will it make a mess?

Very little mess: we sheet and mask everything nearby, and we leave the room clean.

Is there any odour?

There can be some smell while we work. It clears as the materials cure.

Do you cover the whole of Leeds?

The whole UK, including all of Leeds. Just include your postcode and we will confirm dates.

Do you seal over the old sealant?

We always remove the old sealant completely. Fresh silicone doesn’t stick to old.

Can you quote from photos?

In nearly every case. If pictures don’t show enough, we’ll ask for another angle.

Do you work in Scott Hall?

Yes. We cover the whole UK and travel to Scott Hall. Send pictures and we’ll quote, or call 0345 017 0787.

Can tenants book a repair?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How do I book?

A close-up, a wider photo and your postcode. After that, we just agree a date.

For landlords and businesses

Housing associations and facilities teams use us for planned and reactive repairs in Leeds and across the UK. Repairing in place avoids the disruption of a replacement, which matters when someone is living in the home.

We work for landlords, letting agents and housing providers in Scott Hall as well as householders. Repairing between tenancies keeps void periods short, and it generally costs far less than a refit.

Why reseal now?

Sealing over old silicone is a false economy. It soon peels, and mould stays trapped behind it. A proper reseal removes the old first. Every job is a little different, so we price each one individually. The size and type of damage, the material and access all play a part, and doing several things on one visit costs less than separate visits.

How we price bath resealing

There’s no area surcharge for Scott Hall. The price reflects:

  • How hard the colour is to match
  • Any earlier repairs that need removing first
  • The type of damage
  • The material

It helps to know what pushes a price up or down: access, material, the extent of the damage and whether we can do several items together. Photos let us give you a fixed figure.

Getting a price from pictures

The better the pictures, the more accurate the price. Here’s what we find most useful:

  • Details of any past repairs
  • Where you are, by postcode
  • One picture of the entire bath or shower
  • A close-up of the damage, in focus

Ring 0345 017 0787, or send us photos through the quote form. With one close-up and one wider picture, we can price the job.
