Bath resealing in Chinese Quarter without replacing anything

A fresh seal protects your bathroom. Failed sealant lets water get where it shouldn’t, and a new seal stops it. We work on wet rooms, basins & vanity units and kitchen worktops & sinks, and people most often call us about discoloured, yellow sealant and mould you can’t clean out.

Big or small, it’s backed by a one-year guarantee.

What we can’t put right

Not everything can be repaired, and we’d rather say so up front. We can’t fix:

  • Hidden water damage
  • Very wide gaps that need a trim
  • Tiles that move, until they’re refixed

If in doubt, send photos and we’ll say what we think.

How we price bath resealing

We don’t charge extra for travel to Chinese Quarter. The price depends on:

  • What the surface is made of
  • Whether old repairs or coatings need taking off
  • The colour and finish to match
  • How much damage there is

We charge the same wherever you are, with no extra for Chinese Quarter. What changes the price is the job itself: how much damage, what it’s made of and how many items.

Getting a price from photos

Almost every job we do is priced from pictures. This is what to send:

  • The postcode, so we can plan the visit
  • A photo taken from further back
  • Any details about the material
  • A close-up of the damage, in focus

Ring 0345 017 0787, or send us photos through the quote form. With a clear picture of the damage and one of the whole bath or shower, we can give you a fixed price without visiting.

Repairs by material

Baths

Baths are resealed with water in them, to open the joint fully.

Shower trays

We put weight on a tray before sealing it, for the same reason.

What we do, step by step

Expect a friendly, tidy visit. We agree the arrival time in advance, protect the area, then carry out the work, which normally takes around two hours. If we find something your photos didn’t show, we will explain it before carrying on.

  1. We protect the area and mask the joint lines.
  2. Old sealant and residue are removed.
  3. We clean, treat and dry the joint.
  4. We run a continuous bead of new silicone.
  5. The bead is smoothed, the tape removed and the seal left to cure.

Getting ready for the visit

  • Ensure the area is dry
  • Mention any earlier repairs or resurfacing
  • Keep children and pets away from the room on the day

Advice

Signs you need bath resealing in Chinese Quarter

Sealant does not last forever. Every bath or shower adds moisture and soap residue, which mould feeds on, and the joint moves slightly every time the bath is filled.

Look out for any of the following:

  • Leaks at the edges
  • Missing sealant behind the taps
  • Black mould in the sealant
  • Stained silicone

Before booking anyone

  • What protection goes down before work starts
  • How soon you can use it again

10 questions to ask before you book

DIY kit or professional repair?

It’s natural to want to try a repair yourself. The risk is that a kit repair hides the damage for a while, then fails, and the old filler has to come out before a proper repair.

You can buy a DIY kit for most repairs, and they can make a small mark look better. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler frequently lifts.

Your questions about bath resealing in Chinese Quarter

Will the price change on the day?

If we find something the pictures didn’t show, we explain it first. You decide whether to go ahead.

Will there be a smell?

Some materials have a smell while they’re applied. It fades as everything cures.

Can tenants book a repair?

Yes. Check with your landlord; we can send the quote to them too.

Can pets and children be at home?

On the day, the room should be kept clear of pets and children, mainly so nothing gets touched before it has cured.

Is there a guarantee?

Yes, for a year. If there is a problem with the work in that time, we come back and put it right.

When can I use the bath after resealing?

Usually after around 24 hours. We will tell you the exact time.

Can you redo someone else’s repair?

Most of the time. Let us know what was used before and we’ll plan for it.

Does someone need to be in?

Yes. We need access to the room while we work, at a time that suits you.

Is resealing worth it?

A professional reseal costs little compared with water damage. It’s a quick job that protects your walls and floors. Rather than charging by the hour, we price the whole job up front. Damage, material and access decide it, and combining items on one visit brings it down.

Why book with us

  • We leave the room as we found it
  • A year’s guarantee on all work
  • No need to remove anything
  • Typically one visit, start to finish
