Common problems we fix in Langside

No sealant lasts for ever. Each shower leaves moisture and soap behind, which mould loves, and the joint flexes each time the bath fills.

People normally call us after spotting something like this:

  • Discoloured, yellow sealant
  • Damp near the bath
  • Missing sealant behind the taps
  • Silicone coming away from the tiles

10 questions to ask before you book

Bath resealing in Langside, done in place

All of the old sealant is cut out, deal with any mould, and reseal with new mould-resistant silicone. We reseal baths, showers, sinks and worktops, including the awkward bits behind the taps. Our technicians work on shower trays & enclosures, wet rooms and basins & vanity units, and common reasons people contact us are a messy previous reseal and damp near the bath.

Peace of mind is built in: our one-year guarantee applies to every job, and we will explain exactly what it covers when we quote.

What we do, step by step

You do not need to empty the room. We bring everything we need with us, lay protective sheets and get going once we’ve agreed what we are doing. Most jobs take a couple of hours, and you are welcome to carry on with your day while we work.

  1. The old silicone is cut out completely.
  2. Residue is removed and the joint cleaned.
  3. Any mould is treated and the joint dried.
  4. We fill the bath, or weight the tray, to open the joint.
  5. New mould-resistant silicone is applied and tooled neatly.

Preparing for the visit

  • Avoid using the area for a few hours before we arrive
  • Move bottles, mats and clutter away from the area
  • Have a window or extractor fan available

Advice

Repairs by material

Baths

We fill the bath before sealing, so the joint is at its widest.

Sinks and worktops

We reseal basins, vanity tops and kitchen worktops, with the joint fully dried first.

What affects the price in Langside

We give every job a fixed quote from photos. These are the things that affect it:

  • Access to the area
  • The material
  • How many items we do on one visit
  • Whether it’s a chip, crack, burn or wear

Instead of hourly rates, we fix the price before we start. It depends on the damage, the material and access, and combining items on one visit brings it down.

Quotes from your photos

Almost every job we do is priced from pictures. This is what to send:

  • A coin or ruler next to the damage for scale
  • A wider photo showing the entire bath or shower
  • Daylight if possible, and no flash reflection
  • Any details about the material

You do not need a survey visit. Photos are enough for us to price nearly every job: we need a close-up, a wider picture and your postcode, and we’ll come back to you with a fixed figure.

For landlords and businesses

Hotels, guest houses and holiday lets can’t afford rooms out of action for long, so we keep visits short and tidy. We can work around your bookings.

We also carry out snagging repairs for builders and developers, putting right damage done during fitting. We hold CHAS, Constructionline and SafeContractor accreditations.

Resealing in Langside: why it matters

Resealing is routine maintenance. Putting off a reseal lets water get behind the bath or tray, which costs far more to put right. The price depends on how much damage there is and what kind, what it’s made of and how many items we do on one visit. You get a fixed quote from your photos, so you know the cost before you book.

Why Langside clients choose us

What a repair cannot fix

Not everything can be repaired, and we would rather say so up front. Repairs won’t solve:

  • Movement in the bath or tray
  • Loose tiles, which need refixing first
  • Very wide gaps that need a trim

Send us photos and we will tell you honestly.

Materials we repair

  • Basins & vanity units
  • Baths
  • Kitchen worktops & sinks
  • Shower trays & enclosures
  • Wet rooms

Should I try a DIY kit first?

You can buy a DIY kit for most repairs, and they can tidy up a tiny mark. Where they fall down is colour and preparation: kits come in a few standard shades, and without proper cleaning and keying the filler frequently lifts.

A DIY attempt isn’t a disaster. We remove the old filler and start again, so it doesn’t stop a professional repair. Just mention it when you send pictures, as it can add time.

Langside: your questions answered

My seal keeps tearing. Why?

Movement is the usual cause, or it was sealed with the bath empty. We fill the bath before sealing it.

Why does my sealant keep going mouldy?

Mostly moisture and poor ventilation. We use mould-resistant silicone, and ventilation helps it last.

Is a repair better than a new one?

Typically, if the item is otherwise sound. Repairing avoids the cost and disruption of replacing. If replacing would be better, we’ll say so.

Can you quote from pictures?

Nearly always. We only ask to see it in person if the pictures can’t show what we need.

How long does a reseal take?

Around two hours for a bath, plus curing time.

Can new silicone go over old?

All the old sealant comes out. Fresh silicone does not stick to old.

Is it messy?

No. The work area is masked and covered, and we leave the room clean.

Can landlords book you?

We do, regularly. We can quote for several properties together and work between tenancies.
