Bath resealing in St Michael's Hamlet

Bath resealing in St Michael's Hamlet without replacing anything

A good reseal is all about preparation: every bit of old silicone out, mould treated, the joint clean and dry. Only then does the new sealant go on, as one neat, continuous bead. We are frequently asked to fix missing sealant behind the taps and black mould in the sealant, on wet rooms, basins & vanity units and baths.

The work is covered for a year after we finish. If anything is not right, ring us and we’ll come back.

What we do, step by step

It’s a tidy, low-fuss visit. We confirm the time with you beforehand, protect the area, and get on with the job, which normally takes around two hours. If we find something your pictures didn’t show, we’ll explain it before carrying on.

  1. First we strip out every bit of the old mastic.
  2. We clean the joint and treat any mould.
  3. We dry the joint thoroughly.
  4. Baths are filled with water first, so the joint is at its widest.
  5. New mould-resistant silicone goes on and is tooled to a neat finish, taps included.

Before we arrive

  • Clear the area around the damage
  • Keep pets and children out of the room while we work
  • Avoid using the area for a few hours before we arrive

Advice

When a repair isn’t the answer

A repair is not right for every job, for example:

  • Very wide gaps that need a trim
  • Rotten walls or floors behind the bath
  • Hollow or loose tiles

If in doubt, send pictures and we will say what we think.

Materials we repair

  • Baths
  • Wet rooms
  • Kitchen worktops & sinks
  • Basins & vanity units
  • Shower trays & enclosures

Resealing in St Michael's Hamlet: why it matters

Resealing costs very little, and it protects everything around the bath. Leaving failed sealant can let water cause damage that costs far more to fix. It helps to know what pushes a price up or down: access, material, the extent of the damage and whether we can do several items together. Photos let us give you a fixed figure.

What you get with us

  • We leave the room as we found it
  • Straight answers about what a repair can do
  • Generally one visit, start to finish
  • A fixed quote before booking

DIY repairs versus a professional job

A DIY attempt is not a disaster. We take the old repair out and do it properly, so it doesn’t stop a professional repair. It does add a little time, so tell us about it when you send photos.

Kits are cheap and easy to find, but many of the jobs we do start with putting right a DIY repair. Getting it right first time is typically cheaper.

St Michael's Hamlet questions

Can I add another job to the visit?

Yes. Combining jobs on one visit brings the cost down. Include photos of each item.

What if the damage is worse than the pictures show?

It’s rare, but if it happens we talk to you first. You decide whether to go ahead.

Can you price it without visiting?

In nearly every case. If photos do not show enough, we’ll ask for another angle.

What information do you need?

Photos of the damage, a picture of the entire bath or shower and your postcode. After that, we just agree a date.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can pets and children be at home?

We ask you to keep children and pets out of the room while we work. Everywhere else in the home is fine.

Do the materials smell?

It depends on the job, but frequently a little. Open windows and an extractor fan help, and it soon fades.

Can landlords book you?

Yes. We work for landlords, agents, builders and businesses as well as householders.

Different materials, different repairs

Shower trays

We put weight on a tray before sealing it, for the same reason.

Sinks and worktops

Basins, vanity units and kitchen worktops are resealed too, with the joint fully dried first.

Keeping it looking good

Good habits make a big difference to how long a repair lasts. Here’s what we suggest:

  • Clean the joints with a mild cleaner
  • Dry the seal after bathing
  • Use the extractor fan
  • Air the room after use

Avoid scraping the joints, and do not stand bottles on the seal.

Do not wait until water gets behind the bath. Split or lifting sealant is a sign it’s time.

Work for landlords and builders

We regularly price jobs from inventory or check-out pictures. That means we can quote before you even visit the property, and we liaise with tenants about access if you’d like us to.

We carry out planned and one-off repairs for housing associations and facilities teams in Liverpool and across the UK. Repairing in place avoids the disruption of a replacement, which is easier on the people living there.

Common problems we fix in St Michael's Hamlet

Joints split if the bath or tray moves, frequently because it was sealed while the bath was empty.

Signs it’s time to call us include:

  • Mould you can’t clean out
  • Gaps in the seal
  • A messy previous reseal
  • Old sealant that looks dirty

What to look for in a quote

  • What preparation is included
  • How the room is protected while they work
  • If travel is included in the price
  • Is the price fixed, and does it include VAT?
